In recent years, urban business parks have evolved from a niche segment into an established part of the property market. Driven by growing demand for sites close to city centres for skilled trades, light manufacturing, research, technology companies and urban logistics, flexible commercial properties are becoming increasingly important.
At the same time, interest from institutional investors is growing. What was long regarded primarily as a development and operating business is increasingly emerging as an investment market in its own right. But how far has this development progressed? Which concepts and locations offer the greatest potential for long-term success? What role do long-term property owners, developers and investors play in the further professionalisation of the segment? And how important are urban business parks to the future of the productive city?
